What Is a New Build Snagging Survey?

A snagging survey is a detailed inspection of a newly built property, carried out before or shortly after you complete your purchase. This is different from a standard Level 2 Home Survey or Level 3 Building Survey — though our chartered surveyors can combine elements of both for new build inspections.

When Should You Get a New Build Survey?

The ideal time for a snagging survey is after the build is practically complete but before legal completion. However, many developers resist access prior to completion — in which case, we recommend having the survey carried out within the first two years, while the builder's warranty (typically NHBC Buildmark) is still in force for defects.

What About NHBC Warranty?

Most new build homes come with an NHBC Buildmark warranty (or similar). This provides cover for major structural defects for 10 years. However, in the first two years it is the builder's responsibility to fix defects — and they will only fix defects you tell them about. A professional snagging survey ensures nothing is missed.

The NHBC warranty does NOT cover cosmetic defects or items that are simply below your expectations. Only a qualified surveyor can identify which issues fall within the warranty scope.
