Crowborough Surveyors is an independent firm of chartered building surveyors and registered valuers. We are regulated by the Royal Institution of Chartered Surveyors (RICS) and our surveyors hold professional accreditations under RICS, CIOB (Chartered Institute of Building) and/or RPSA (Residential Property Surveyors Association).

5. Our Surveying Services
When you instruct us to carry out a survey or valuation, the following applies:
Letter of Engagement
Before we commence any work, we will issue you with a Letter of Engagement (or Terms of Engagement) setting out the scope of work, the agreed fee, and the specific terms applicable to your instruction. These Terms of Service should be read together with your Letter of Engagement.
RICS Standards
All surveys and valuations are carried out in accordance with the relevant RICS Practice Statements, Guidance Notes and Valuation Standards (the Red Book), as applicable. Our surveyors hold appropriate professional qualifications and professional indemnity insurance.
Access and Co-operation
You are responsible for ensuring that we can gain reasonable access to the property to be inspected on the agreed date. If access is not available through no fault of our own, we reserve the right to charge an abortive fee to cover our time and expenses.
Scope of Inspection
Our surveys are visual and non-destructive. We inspect all visible and accessible elements of a building. We do not carry out structural calculations, drainage tests, electrical or gas checks, specialist timber surveys, or invasive investigations unless specifically agreed in writing. Where we identify potential issues that require specialist investigation, we will recommend this in our report.
6. Our Survey Reports
Our survey reports are prepared for the sole use of the named client and for the specific purpose stated. The following conditions apply:
- Reports are based on conditions observed at the time of inspection and may not reflect matters arising after the inspection date.
- Reports must not be disclosed to, or relied upon by, any third party (including mortgage lenders, solicitors or other purchasers) without our prior written consent.
- Where a valuation figure is provided, this represents our professional opinion of market value at the date of inspection, based on market evidence available at that time.
- We accept no liability for reliance on our reports by any person other than the named client.
7. Fees and Payment
Our fees are agreed in writing before we commence any work. Unless otherwise stated in your Letter of Engagement:
- Payment is due within 14 days of the invoice date.
- We reserve the right to withhold delivery of the survey report until full payment has been received.
- If you cancel an instruction after we have booked the survey appointment, a cancellation fee may apply to cover reasonable costs incurred.
- We reserve the right to charge interest on late payments at 8% above the Bank of England base rate, in accordance with the Late Payment of Commercial Debts (Interest) Act 1998.
8. Limitation of Liability
Nothing in these terms excludes or limits our liability for death or personal injury caused by our negligence, fraud or fraudulent misrepresentation, or any other liability that cannot be excluded by law.
Subject to the above, our total liability to you in connection with any survey, valuation or other service — whether in contract, tort (including negligence), breach of statutory duty or otherwise — shall not exceed the fee paid by you for the specific service giving rise to the claim.
We are not responsible for any loss or damage you suffer as a result of:
- Reliance on our website content (which is provided for general information only).
- Any third-party website linked to or from our website.
- Matters arising after the date of the survey inspection.
- Concealed or inaccessible defects that could not reasonably be identified during a visual, non-invasive inspection.
9. Complaints Procedure
We take all complaints seriously. If you are unhappy with any aspect of our service, please contact us in the first instance to discuss your concerns. We aim to acknowledge complaints within 5 working days and provide a full response within 28 days.
If we are unable to resolve your complaint to your satisfaction, you may refer the matter to:
