RICS Level 3 Building Survey (Full Building Survey)

The RICS Level 3 Building Survey — formerly known as the Full Structural Survey — is the most thorough residential survey available. It's the survey we recommend for any property that's older, larger, has been extended, or is of unusual construction.

Our chartered building surveyors will inspect every visible and accessible element of the property — inside, outside, above, below and in between. We use specialist equipment including damp meters, binoculars for roof assessment, and ladders to access roof voids and loft spaces.

RICS Level 2 Home Survey (HomeBuyer Report)

The RICS Level 2 Home Survey is the most popular survey for homebuyers purchasing conventional, well-maintained properties. It's a visual inspection of all accessible areas, producing a clear, standardised report using the RICS traffic-light condition rating system.

Think of it as a thorough health check on your prospective new home. It won't be as in-depth as a Level 3, but it will flag any issues that need attention before you exchange contracts — and that could save you significant money.

The Party Wall etc. Act 1996 governs works to shared walls, boundaries and excavations near neighbouring properties. If you're planning any of the following, you'll likely need a party wall agreement before work begins:
